Welcoming you inside is a bright and spacious hall with a traditional staircase ascending to the second floor. The south-facing kitchen is equipped with ideal fitted storage and workspace, and allows scope for a selection of freestanding appliances, plus a dining area. The large living room to the front is presented in immaculate, neutral tones and would lend itself to various configurations. Also on this level is a generous double bedroom, which could be used as a separate dining room as required, as well as the airy four-piece bathroom. Tiled in pastel tones, the bathroom comprises a shower compartment, a bath, a pedestal basin, and a toilet. Completing the first-floor is a generous under-stairs cupboard – ideal for coats, shoes and household storage. The second floor accommodates two well-proportioned double bedrooms, both of which enjoy fantastic natural light and picturesque views courtesy of skylight windows to the north and south respectively. In addition to handy eaves storage, which is accessible from either bedroom, there is another useful cupboard on the second floor landing. The property benefits from gas central heating by way of a modern combi boiler, and double-glazed windows throughout.
Externally the flat boasts a large section of private garden to the rear, which is predominantly laid to lawn, and bathed in all-day sun thanks to its favorably southerly aspect. The garden also accommodates a handy shed – perfect for storing bikes, outdoor equipment and garden furniture. Unrestricted on-street parking is available on Miller Street.
Extras: brand new electric cooker, and freestanding fridge included
Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.
The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.
A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.
By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.
If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
